In 2002, just a year after construction began on Palm Jumeirah, Dubai developer Nakheel raised the bar with an even more ambitious project: Palm Jebel Ali – a palm-shaped archipelago twice the size of its predecessor. Initial progress was swift. By 2006, the breakwater was complete, and infrastructure work began in 2007.
Then, the global financial crisis hit. What began with the collapse of the US housing market in 2008 quickly rippled through international credit markets, freezing capital and stalling investment worldwide. Dubai's property sector, which had surged through the early 2000s, felt the impact sharply. Financing evaporated, buyer confidence cooled, and projects across the emirate were placed on hold. Palm Jebel Ali was one of them.
For over a decade, the island sat dormant – visible from the coast but largely undeveloped. That changed in 2023, when Sheikh Mohammed bin Rashid Al Maktoum announced that construction would resume as part of the Dubai 2040 Urban Master Plan.

Palm Jumeirah was developed in the early 2000s as a resort-led destination, attracting international visitors with landmark hotels, beach clubs, and apartment towers that formed much of its early identity. Location also sets the two apart. Palm Jumeirah sits closer to Dubai Marina and the city's established leisure districts, while Palm Jebel Ali lies further southwest along the coastline, closer to Jebel Ali Port and the emerging growth corridor around Al Maktoum International Airport.

The spacious fronds of Palm Jebel Ali will be home to 2,002 new villas – each with private beach access and a private pool. The architecture is notably contemporary, but what stands out most here is size. In contrast to Palm Jumeirah's Garden Homes and Signature Villas, which average between 6,000–16,000 sq. ft., many properties on Palm Jebel Ali span upwards of 22,000 sq. ft., with significantly greater spacing between homes for added privacy. Many also span three storeys.
From an investment perspective, Palm Jebel Ali has already attracted considerable interest. Slightly smaller than the Coral villas, Beach Collection properties feature five to six bedrooms, large open living areas, and expansive outdoor spaces designed for indoor-outdoor coastal living. The architecture places a strong emphasis on natural light and sea views, with broad terraces and full-height glazing.

Palm Central Private Residences
While the fronds are dedicated to beachfront villas, the trunk of Palm Jebel Ali will introduce a more urban residential district centred on Palm Central. Planned as the island's social and commercial hub, this area will combine low-rise waterfront apartments with retail promenades, restaurants, and leisure spaces. Palm Central is the most accessible entry point for property investors, with launch prices as low as AED 2.5 million. Suitable for families, individuals, and investment-focused holiday homes, units range from one to five bedrooms, with penthouses and townhouses also available.
